The duration of our search varies according to your criteria, availabilities of the market and your own flexibility

Estimated costs of services

Rentals

 

eg. commercial offices, shops, restaurants

eg. search for company employees

 

Because, a rental can not be indexed on a fixed amount like a purchase price, we propose a fixed price 

= 4.000,00 Euros + IVA

30% as provision at start of contract

+30% if search is cancelled before mid-point

+30% at presentation of a short list meeting 3/4 of criteria

 

Purchases

 

Commission fee for the search is

= 2.5% of the property price + IVA

(minimum value of 5.000,00 Euros + IVA)

Architect inspection & floor plans

 

For each selected property, our architect will visit, measure and inspect.

 

Following the visit, he/she will prepare three suggestion of floor plans according to possible improvements and needs of the Purchasers

 

= 1.500,00 Euros +IVA per selected property

Ad hoc fees

 

The cost of analysis and/or translation of documents by financial, legal or administrative specialists vary according to the quality of the content, length and expertise.

Terms of the Service

1- Criteria for the search are approved in consideration of market facts

 

2- Peace of Mind proposes to perform a search up to 3 months in order to yield five offers for personal properties or 3 for business properties

 

3- An offer is considered valid if 75% of the criteria are met

 

4- The search can be extended or the watch for opportunity maintained for another 3 months for 2/3 of the value of the initial contract

 

 

Content of our services

 

This service is a real estate Personal Shopper for the end Purchaser or Tenant.

 

The service consists in the consultancy in exclusivity for the acquisition or rental of a real estate property during an initial period of three months according to the criteria defined in conjunction between Peace of Mind and the client.

 

If a short list can not be achieved for reasons related to market, budget or shortage of properties in a specific area, the contract can be revised and extended in time

 

 

  • Advice on the properties criteria and project feasibility
  • Definition of the search
  • Support in revision of the search
  • Visits of selected properties on account of the Client and delivery of additional information about each one (photos, detailed descriptions, observations)
  • Definition of short list of 3 properties if commercial, business or investment
  • Definition of a short list of 5 properties for home buyers
  • Organization of an optimized agenda of visit of the Client 
  • Presence during the visits to all the properties selected with the client
  • Management of the communications between the Client and the real estate agencies
  • Accompaniement of the negotiation with the seller/agency of the seller to reach an agreement on the price satisfactory to both parties
  • Advice on technical and legal requirements
  • Accompaniment to the notary on the day of the signature of the purchase deeds

 

Options (extras to PS contract)

I- Architect inspection and early floor plan

 

An architect can visit your selected properties, from the time of the presented shortlist or for particular choices, to :

- take rapid measures

- identify potential and possible modification

- detect potential defaults in the property or the building

- evaluate the value of renovation or improvements

- present 3 alternative floor plans according to your needs

II- Translation of documents

 

Documents are generally in Catalan which may be an obstacle to even good Spanish speaker.

 

In general, we can inform you of the outline and content of commercial communications (need for information, transaction, negotiation...)

 

But for Spanish or Catalan administrative and legal documents, we can provide professional translations.

III- Analysis of documents

 

At any given moment of the process, we can analyzed through our legal and financial partners, the documents communicated to you in relation to the evaluated properties.
