Congratulations. You are the new owner of a Property in Barcelona.

 

But now, you would like to earn from your investment, whether as a dedciated income or to benefit from the vacancy of your home when you are not present.

 

We can review your options together but for now, what you may need to know is that there are mainly three formulas :

 

1- The most profitable and most asked for : The tourist Rental

2- The short to mid-term rental : contracts for 2 to 11 months

3- The very binding long term rental : for which the tenant may choose to extend its stay indefinitely.

1- TOURISTIC RENTALS

 

It is the principle of renting by the night, which provides naturally the highest ROI, especially for a city with a peak season which lasts half the year.

 

However, it competes directly with hotels. It is the reason why, supported by local professional associations, the city has imposed new rules. Although, rental licences could not longer be applied for in the old city centre, this restriction has been extended to the entire Barcelona.

 

The only mean of obtaining a "Licence for Tourist Rental" is to purchase one second-hand or to invest in a property which comes with one registration. However, the increase in costs or the price of buying such licence have soared. In the medieval areas, a licence is well over 100 kEuros.  

 

We leave to evaluate if it is worth it when you must further pay for a high hotel-like dedicated service to attend the tourists visiting for few days only and for utilities, included in the cost of rental, which may represent a liability for your income in the summer season if your tenants are unconcerned with utility consumption

2- SHORT TERM RENTALS

 

It is the format that we recommend the most often for its flexibility, its lack of commiting conditions for the property owner, its guarantees and its value for money :

 

- Rent is generally slightly higher than long term rental defined as one year or more

- Utilities are at the charge of the tenant

- Contracts can not be renewed without the consent of the owner of the property

- There is a large population of students, professionals and visitors for such a market.

All the flats which were entrusted to us were rented within a week after refurbishing, some within a day with an excess of 20 offers even away from the city centre.

3- LONG TERM RENTALS

 

This format is least flexible of all. When contract are extended beyond 11 months, they are considered long term.

 

Often, the consequence for the owner is that the contract can not be terminated nor modified. Further, tenants have generally the option to extend their stay even if the owner of the property wishes to end the agreement.

 

Generally speaking, cases of long term tenancy are inherited from purchases with an existing on-going rental agreement. They ensure both revenue and a lower fee of acquisition but, on the other hand, limit greatly the option of exploitation of the investment.
