Services of Maintenance and Renovation

We can carry out all repairs and renovations. We can also advise and alert you on potential needs as property in Barcelona can present some local and historical anomalies. That is why we first inspect the property to inspect those details due to the history of the building, the previous renovations or accidental damages.

 

We make all efforts to perform the ordered tasks internally to optimize your costs. However, some major projects may require the assistance of a third party. That is why we have carefully selected them on skills, quality of work, familiarity with expected designs and, naturally costs. We organize the intervention and supervise the proceedings on your behalf. We can help you choose from our selection of preferred vendors, commission the work according to agreed specifics and control their work in your absence.

 

We have approved trustworthy professional builders, plumbers, carpenters and electricians and will always strive at providing competitive quotes. Those ones may vary according to the required equipment, intervention of specialists, time and constraints.

 

Some costs, such as Concierge, may be combined if the work is performed by our internal services.

There are several categories of work as described below

Maintenance & Modernization of the Property

Most of these operations are performed by our internal services. They can include small repairs but also maintenance painting and redecorations

 

Maintenance is typically the service of light "Cosmetic" renovation. It is generally required when the property is in a good state. But due to age, personal taste or usage, the property necessitates a new coat of New.

 

Maintenance is also regularly expected for flats which have been on rent for several years or which have been damaged or soiled by a tenancy.

Small Repairs & Adaptations

Repairs can include any small intervention of adjustment, replacement, removal, change of installation, or just repair of broken systems

 

Here are some examples that we have met over the years

- Kitchen repairs

- Electrical repairs

- Fixed lamp change and installation

- TV house cabling and plugs

- Toilet systems, especially engine/pump combination

- Cover for meters

- Installation of wardrobe

Light Renovation

Light Renovations are typically above the maintenance and redecoration. They consist in property improvement, change of installations and equipment without impacting the original floor plan.

 

More explicitly,  they do not involve the intervention of an architect for change of plans and their official registration.

 

Such renovations require a redecoration authorization which is free to obtain within 48hrs.

Heavy Renovation

We describe as heavy renovation any work which would affect the floor plans without, however, any structural modification (as qualified in affecting supporting walls or building related structures)

 

It includes all other works such as

- Kitchen

- Bathroom

- Electrical system

- Ceilings

- Floors

- Walls (non supporting

We have negotiated fees in advance with all of our partners who have originally been selected for their work quality, international adaptability and dynamism of their projects.

 

Typically such renovation is priced 1,000-1,400/m2. However, we pride ourselves in maintaining a cost for our client of 700-1,000/m2 (variable according to project, conditions but most importantly choice of materials)

 

This renovation is subject to :

- AN AUTHORIZATION : 4-6 weeks delay

- TAXES : approx 3-4% of the work costs

Structural Renovation

The structural renovation is generally associated with an heavy renovation. It concerns all parts of the ceiling, floor, facade and supporting walls which are associated with the building framework.

 

The need of such work is generally demanded when floor plans involve the redesign of supporting walls or the repair of supporting ceiling beams.

 

This renovation is subject to

- AN AUTHORIZATION : Independant from the Heavy Renovation one and which takes between 6-12 weeks to obtain according to the historical registration of the building

- TAXES : as for heavy renovation, the structural work is taxed.

- SEPARATE EXECUTIVE PROJECT : an architect is required to measure, calculate and direct the change of structure. It is quoted as a separate project for its specificity and the related administrative application required from an architect.
